Asbestos · Mold · White Box

The Regulated Work, Managed.

Asbestos testing and abatement, mold remediation and white box build-outs across Northwest Arkansas. We run the regulated steps and handle the demolition, debris and cleanup around them.

What This Covers

Four Jobs, One Call

These usually arrive together. A building that needs asbestos testing often needs mold work too, and both have to clear before a space can be stripped back for the next tenant.

Asbestos Testing

Required before most commercial demolition and renovation in Arkansas, and the result sets your whole schedule.

Asbestos Abatement

Positive result means controlled removal and tracked disposal before anything comes down.

Mold Remediation

Find the water first, remove what is affected, dry the structure before anything gets closed back up.

White Box Build-Out

Commercial space stripped back to a clean, finished-ready shell for the next tenant.

Debris and Haul-Off

The part we already do. Everything leaves in our own trucks, with no second vendor to chase.

One Schedule

Testing, removal, demolition and cleanup sequenced so the job does not stall between trades.

Asbestos Testing

Testing Comes First

This is a requirement, not a precaution, and the paperwork carries lead time.

Arkansas Requires It

Commercial, institutional, industrial and many other structures have to be inspected for asbestos before renovation or demolition.

Samples Must Be Collected Properly

The state requires a certified asbestos inspector. Samples collected any other way do not count, and the state has voided them.

Notice Goes In Ahead of Time

A notice of intent is filed before demolition begins. That lead time is the reason to start testing early rather than late.

How We Handle It

Testing Is a Step We Manage

We are not the certified inspector and we do not pretend to be. We bring one in, make sure the survey actually covers the structure, and plan the demolition around what comes back.

You make one call and the testing step stops being your problem.

What We Take Off Your Plate

  • Scheduling a certified Arkansas inspector
  • Making sure the survey covers the whole structure
  • Getting samples to the lab and chasing the result
  • Planning the demolition around the findings

Materials

What Usually Contains Asbestos

If the building predates the mid 1980s, assume these need checking rather than assuming they are clear.

Common in Older Buildings

Routinely tested on pre-1980s structures.

  • Vinyl floor tile and the black mastic under it
  • Popcorn and textured ceilings
  • Pipe, boiler and duct insulation
  • Cement siding, shingles and soffit board
  • Joint compound and some plasters

Stop and Call Instead

Do not cut, sand, scrape or break these until the result is back. Disturbing them is what creates the hazard.

  • Anything crumbling, water damaged or already broken
  • Material a previous contractor flagged and left
  • Insulation of any kind in a pre-1980s building
  • Anything you are not certain about

Asbestos Abatement

Abatement Happens Before Demolition

Asbestos is only dangerous once it is disturbed, which is exactly what demolition does. That is why removal is a separate, controlled job that has to finish before the structure comes down.

Licensed abatement crews do the removal. We schedule it, keep the project moving around it, and handle the demolition and haul-off once the area is released.

What Removal Involves

  • The work area is sealed off from the rest of the building
  • Air is filtered and kept under negative pressure
  • Material is wetted, removed and double-bagged as it goes
  • Waste is manifested to a facility that will accept it

Disposal

Why It Cannot Go in a Regular Dumpster

This is the part people get wrong, and it is the part that creates liability.

It Is a Regulated Waste

Asbestos waste is tracked and has to go to a facility permitted to take it. A standard roll-off load is not that.

It Travels Sealed

Bagged and sealed at the point of removal, not loose in an open box with the rest of the debris.

Mixing It Contaminates the Load

Put it in with general demolition debris and the entire load becomes a problem, along with the cost of dealing with it.

The Sequence

How a Job With Abatement Runs

  1. 1Testing. An inspection identifies what is present and where. Nothing gets scheduled before that comes back.
  2. 2Plan and notice. The scope is set and the required notice goes in ahead of the work.
  3. 3Containment. The area is sealed, air is filtered, and only the removal crew works inside it.
  4. 4Removal and disposal. Material comes out wetted and sealed, to a facility that accepts it.
  5. 5Demolition and haul-off. Once released we take the structure down and clear the site.

Mold Remediation

Where It Usually Starts

Mold is a symptom. Clean it up without finding what is wetting the building and it comes back in the same spot.

Roof and Flashing Leaks

Slow, seasonal, and often found in an attic or top-floor ceiling long after it started.

Supply and Drain Leaks

Behind a vanity, under a dishwasher, inside a wall. Small volume, constant, hidden.

Flooding and Storm Water

Fast and obvious, but the damage depends on how long it sat before anything was dried.

Humidity and Ventilation

Crawlspaces, basements and bathrooms that never fully dry out between uses.

Grade and Drainage

Water running toward the building instead of away, showing up along the bottom of a wall.

Previous Repairs

Material closed back up before it was dry. The repair looks finished and the problem continues.

How We Work It

Remove What Is Affected, Dry What Is Left

Porous material that has been wet and colonised does not get cleaned, it gets removed. Drywall, insulation, carpet, pad and trim come out back to a sound edge.

Then the cavity gets dried properly before anything is closed back up, because sealing moisture inside a wall is how this becomes a repeat job.

What a Job Includes

  • Finding the water source before anything else
  • Containing the area so it does not spread while we work
  • Removing affected material and hauling it off
  • Drying the structure before rebuild

White Box Build-Out

Back to a Blank, Usable Shell

A white box is a commercial space taken back to bare, finished-ready condition. The previous tenant’s fit-out is gone, the shell is sound, and the next tenant starts from a known baseline instead of someone else’s layout.

What stays in place varies by lease and by landlord, so we scope it against your requirements rather than a generic definition.

Typically Comes Out

  • Partition walls, built-ins and millwork
  • Flooring, ceiling grid and old fixtures
  • Abandoned equipment and tenant leftovers
  • Everything hauled off, floor swept clean

Commercial Clients

Who Asks for This

Usually someone with a vacant unit and a leasing deadline.

Landlords and Property Managers

A unit that shows badly sits empty. A clean shell leases faster than the last tenant’s layout.

Tenant Turnover

Restaurant to retail, office to clinic. The old fit-out has to go before the new one can start.

New Construction Shells

Getting a newly built unit to white box condition so it is ready to hand to an incoming tenant.

FAQ

Common Questions

Do I need asbestos testing on a single-family house?

Not always. The requirement is written around commercial, institutional, industrial and similar structures, and some residential work is treated differently. Tell us the building and what you are doing to it and we will tell you straight whether testing applies.

What happens if the test comes back positive?

The material has to be removed by a licensed abatement contractor before demolition can start. We coordinate that step and handle the demolition and haul-off once the area is cleared.

Can I remove asbestos myself to save money?

No. Removal is regulated work, and doing it wrong spreads fibres through a building that was otherwise fine. It also leaves you holding the liability on a property you are trying to sell or develop.

Can you just clean mold instead of removing the drywall?

On a hard, non-porous surface, sometimes. On drywall, insulation, carpet or pad that has been wet, no. Those hold moisture and growth inside the material where surface cleaning does not reach.

Will the mold come back?

Only if the water does. That is why we start at the source. If the leak or the drainage is not fixed, no amount of cleanup holds.

Does white box mean the same thing everywhere?

No, and that is the main thing to pin down early. Some leases expect finished walls and a dropped ceiling, others expect open structure. We scope to your document.

What if there is asbestos in an old tenant fit-out?

On an older building that is a real possibility, especially in floor tile and mastic. Testing comes first and the strip-out schedule gets built around the result.

Do you handle the dumpster as well?

Yes. The debris side is what we already do, so there is no second vendor to coordinate. See demolition and cleanup.
